Residential FAQs

Viewings are conducted by our fully vaccinated staff. We ask that social distancing is observed as much as possible during viewings and where possible, windows are opened for ventilation. We ask all viewers and our staff to wear a mask (unless exempt) whilst inside the property.

Yes, you can choose to remain with the current provider or arrange to move to a provider of your choice. We will supply meter readings on move in day.
Most of our residential properties are unfurnished with the exception of a few curtains and/or blinds.
If there is an emergency, please contact us by phoning either the central mobile number (out of hours) or Lynsey’s mobile (in hours). You will find a list of useful emergency numbers and our mobile numbers in the house information pack (blue or black folder) and where all the cut off points are located in the house.

For any non-emergency issues, you can email us at hello@steerpropertyservices.co.uk or use WhatsApp – we try to be as accessible to you as possible. We have a list of local tradesmen who we know and trust and we always aim give tenants at least 24 hours’ notice if we or any tradesmen will be visiting the property, unless it’s an emergency.
Keys are available from the first day of your tenancy, however you need to contact us prior to your tenancy start date to make arrangements (at least 48 hours in advance) to meet up with us so we can let you into your new home and go through the safety information with you.

If you lose your keys, you will need to arrange to get a replacement cut asap. If you do not have a spare key with which to get a replacement cut, we can arrange to have one cut for you but the cost of such will be passed to the Tenant. Please be aware that if we need to be called out to let you in to the house, there is a £50 fee.
No. Smoking is not permitted in any of our properties.
Yes, all houses are fitted with mains wired smoke alarms and heat detectors.
We ask tenants to refrain from any décor changes during the first six months of their tenancy. After this period we are happy for you to ask consent for any décor changes you wish to make (no wallpaper). We ask that no structural changes be made to the house.
We are also animal lovers and understand that a pet is part of the family therefore we are happy to consider requests for pets on a case-by-case basis.
Most of our houses do have either a garage or shed. We are happy for you to request a small shed/greenhouse/outdoor storage however we will need to consider how the base and location would work with the current layout. The cost of the building and its construction would be at your own expense and would need to be removed prior to the end of the tenancy.

We ask that you refrain from making any alterations to the outdoor space at our properties.

Yes, we are happy for you to arrange to have an electric car point installed at your own cost. However please seek our permission prior to doing so to allow us to check the location of the installation and subsequent wiring.
We have no objection but you will need to seek our permission so we can check if there are any covenants on the lease the property may have that may prevent you doing so.
We have no objection to the parking of any of those vehicles, however, we need to be made aware of this request so the we can check if there are any covenants on the lease that the property may have. For properties with a shared driveway, we ask that you respect neighbouring properties and not obscure their access with your vehicles.
You must vacate the property by 12 noon on the date your tenancy agreement ends.

Tenants are expected to leave their property in the same way as it was when they first moved in. ALL belongings and rubbish MUST be removed from the property. If the property is considerably dirty or if things are missing or damaged, or if any belongings (including furniture) or rubbish is left behind, a fee will be deducted from your deposit.

We will arrange a ‘check-out’ appointment with you prior to you leaving the property and arrange to collect the keys. If we cannot collect the keys from you on the day you move out, we will normally ask you to lock the front door and post the keys back through the letter box.
You will receive a copy of our GDPR policy with your contract and it can also be found in the house information file.
The most important thing is that you talk to us and let us know. We will try to assist you in any way we can.
If you are still in your tenancy agreement period, you are responsible for the rent until the end of that period or until a replacement tenant can be found. If you are outside your agreement period and are on a ‘rolling agreement’, you are required to give one month’s notice.
Once you have moved out of the property we will inspect the whole house and if everything is in order, the house is in the same condition as when the tenancy began, allowing for reasonable wear and tear, all rent has been paid on time and is up to date, we will release the deposit back to the tenant within 14 days.

As per the tenancy agreement, you will need to arrange for the house to be professionally cleaned including the oven and carpets. You will need to provide a receipt as proof for the work carried out.
