Student FAQs

Viewings are conducted by our fully vaccinated staff. We ask that social distancing is observed as much as possible during viewings and where possible, windows are opened for ventilation. We ask all viewers and our staff to wear a mask (unless exempt) whilst inside the property.

Most students tend to approach us as a group looking to rent a student house, although we can also accommodate individuals. Lynsey, our company administrator, works hard with students to build happy groups in our houses. Lynsey creates WhatsApp groups for each house so you can get to know your fellow house mates before move in day. If you have any specific requirements regarding who you need to live with i.e. for religious reasons etc. please let us know so that we can direct you to a house and group that will best suit your needs.

Bedrooms have a double bed with comfortable mattress, a wardrobe, chest of drawers, a desk and chair to allow you to work comfortably at home and shelves for books etc. The larger rooms also have a bedside table and comfy chair. In the kitchens you will find a kettle, iron and ironing board, a microwave, washing machine, tumble drier, a fan oven, fridge and freezer, plus most houses also have a dishwasher. You will also find some basic cleaning equipment e.g. dust pan and brush, sponges and cloths, cleaning fluid, mop and a hoover.

Rent is normally payable termly however, we understand that some students receive monthly bursary payments rather than the typical student loans that are paid termly. We are happy to arrange monthly payments for students wishing to so; please discuss this with us. Please note that we will require two month’s rent as your first payment.
Yes, there is a damage deposit to pay of £150.00 which is refundable at the end of your tenancy agreement.

This deposit is payable prior to receiving your house keys. The deposit is fully refundable as long as room and house are left in the same condition as they were when you first moved in to the house.

As soon as you move in we will register your deposit with the DPS, a government authorised tenancy deposit protection scheme (https://www.depositprotectionscheme.co.uk/). You will receive an email from the DPS to advise we have sent them your deposit and you will need to register with them in order to receive your returned deposit at the end of the tenancy.

Please note that if you elect to have your deposit returned to an international bank account, the DPS will charge their bank’s commission fee.
Yes, we are more than happy for you to do this. We have had previous students staying with us who have used wise.com who offer a low fee service and enable you to send the exact amount required. Please be aware of varying exchange rates and other bank fees when doing this.
Yes, your rental payment includes all utility bills and the TV licence for full time students.

Full time students are exempt from council tax and we will complete the exemption form on your behalf, however if you are not a full-time student you will need to let us know and you will be responsible for paying any amount due. Most of our houses are Band A or B.
Subject to your house/room being available we are happy for you to move in during the summer. The normal weekly rent amount will apply and will need to be paid monthly in advance.
Keys are available from the first day of your tenancy however you need to contact us prior to your tenancy start date to make arrangements (at least 48 hours in advance) to meet up with us so we can let you into your house.

If you lose your keys, you will need to arrange to get a replacement cut asap. Please be aware that if we need to be called out to let you in to the house, there is a £50 fee. There is a key safe in every house with a spare room key in case you get locked out of your room. If you need to use this key, please replace it as soon as you have opened your door as we do not have any further spares. The code for the key safe is changed on a regular basis to maintain security.
Typically, the only bedding we supply is the waterproof and hypoallergenic mattress protector (these must remain on the bed at all times whilst the bed is in use – they may be washed at a max. 40’c but are NOT suitable for tumble drying).

If you are coming to the house from abroad and are not able to bring your own bedding, we can arrange to loan a double duvet, duvet cover, two pillows and pillow cases and a fitted sheet for £30. These can be left in your room for laundering when you move out. If you require any additional supplies prior to your arrival, please contact us and we will do our best to help you.
If there is an emergency, please contact us by phoning either the central mobile number (out of hours) or Lynsey’s mobile (in hours). You will find a list of useful emergency numbers and our mobile numbers in the house information pack (blue or black folder) and where all the cut off points are located in the house.

For any non-emergency issues, you can email us at hello@steerpropertyservices.co.uk or use the house WhatsApp group – we try to be as accessible to you as possible. We have a list of local tradesmen who we know and trust and we always aim give tenants at least 24 hours’ notice if we or any tradesmen will be visiting the property, unless it’s an emergency.
For a short period, yes (eg a weekend). But you must agree it with your housemates first and if they are happy, we are happy!
You and your housemates are responsible for cleaning and maintaining standards in your house. We ask you to separate your recyclable waste and put the rubbish out each week in the correct bins. We provide a well-equipped cleaning box in each of our houses. We can assist in creating a cleaning rota if this is required. We conduct monthly inspections at all of our houses to make any minor repairs and check the general condition of the property. We can provide a regular professional cleaning service for the communal areas of the house at a cost.
No. Smoking and vaping is not permitted in any of our houses. We are happy for you to smoke outside with the property doors shut. We have provided cigarette bins in the back yards and ask that you always make sure cigarette ends are disposed of correctly.
Yes, all houses are fitted with mains wired smoke alarms and heat detectors. We regularly carry out checks using professional companies to make sure all appliances are safe and working efficiently. Please note that electric heaters are not permitted in the houses as these are a fire hazard.
We do have house rules to make sure everyone is treated with respect and our houses appropriately. The house rules are available to read in the property information pack provided in the house and are also on the wall in each house.
There is free on street parking outside all of our houses.
All of our houses are within a comfortable walking distance of public transport and the Uni. You will find a detailed description of walking times and distances for each of our houses on the property pages (insert link).

No, we do not allow any pets in our houses. The reason for this is due to the fact that current or future tenants can be allergic to animals and therefore with the frequency of changing tenants this would mean major deep cleaning at the end of tenancies. Further, we try to keep our damage deposits as low as possible for yourselves and pets only increase the likelihood of accidental damage especially if the pets become lonely or bored and as the properties are fully furnished, there is the potential for numerous items to be damaged and therefore very expensive to rectify.
You are responsible for the rent for the duration of your tenancy agreement, however if you can find a replacement tenant to take over your agreement, we will be able to end it sooner. We can aid you in filling your room with a suitable tenant through advertising on Spare Rooms etc. but you should also advertise the room yourself.
The most important thing is that you talk to us and let us know. We will always assist you whenever we can.
Fires are strictly prohibited due to health and safety rules. BBQs are permitted within the outdoor area only but they must be cleared up and disposed of correctly. If you are using a disposable one, please place it on a level surface on stones/flags or bricks. Do NOT place it directly on any of the furniture, wooden sleepers or garden as it will cause permanent damage that you will be charged for.
We would love you to! We are more than happy that you would like to recommend us. We will pay £100 to any student who refers a friend to us and they sign up for a room.
Let us know as soon as possible! Our houses book up very quickly. Once we have had a quick discussion about the new contract, Lynsey will send a new contract out for you to sign.
You may leave your belongings in your room if you have signed a contract for that room for the following term. If you will not be staying with us, we can recommend a storage facility in Preston that previous students have used while visiting home.
You must have vacated the room/house by 12 noon on the date your tenancy agreement ends.

We will send you a moving out checklist to make sure you don’t forget anything. Please leave the mattress protector on the bed and if applicable any bedding you borrowed. The house must have been thoroughly cleaned and clear of all tenant’s belongings (including the kitchen cupboards) and rubbish. Tenants are expected to leave their property in the same way as it was when they first moved in. Any rubbish from your room will need to be taken with you and not put in the house bins.

If the property is considerably dirty or if things are missing or damaged, a fee will be deducted from your deposit. We will ask that you leave the keys on your desk and lock the door behind you.
Once you have moved out of the room/house we inspect the whole house and if everything is in order, the house is in the same condition as when the tenancy began, allowing for reasonable wear and tear, all rent has been paid on time and is up to date, we will release the deposit back to the tenant within 14 days. We will make a small deduction of £10.00 – this is the tenant’s contribution towards a professional company to clean the oven at the end of the academic year unless this has been paid for by the tenants prior to moving out.
