What Happens Next?

What happens next?
When you are happy to proceed and have either physically or virtually viewed the property, we will draw up a Tenancy Agreement for you. It is important that you read and understand this in full. We are always happy to discuss any queries or worries you have or help you with the documentation either over the phone or by video call.
Once you have reviewed the draft contract and are happy to proceed, we will then send you the Tenancy Agreement via signable (electronic signing application) for you to sign and date. There will be two other documents to sign.
The first is the ‘Right to Rent’ declaration, for this we will also need a copy of your full driving licence or passport (and VISA if applicable) being sent to us by email to hello@steerpropertyservices.co.uk
or mobile messaging to 07810633030. This is a government requirement for us to check your residency status in the UK even if the UK is your country of birth.
The second is the tenancy application form, this is just basic personal information which allows us to contact you or your next of kin in an emergency for example. Each year we as Landlords are required to complete a council tax exemption form, we need the information you provide on this form to enable us to complete this.
The penultimate step is then to send us the damage deposit prior to moving in and be ready to pay the first rent payment on the due date. Once the damage deposit is received, we then send this to the custodial Deposit Protection Service and you will receive an email confirming this and your deposit ID details which you need to keep safe. At the end of the tenancy this is returned to you providing the room/property is left in satisfactory condition.
The final step is to arrange with you a suitable time for you to check in. We will also add you to the Watsapp group for the property so we can contact you if we are visiting or having maintenance carried out and allows you to contact us about any issues or queries you may have.

What happens next?
If you wish to proceed with securing the property we will require a £100 ‘holding deposit’. It is very important you are upfront with us regarding your credit rating as this deposit is non- refundable should you not pass the credit check.
The ‘holding deposit’ you pay will be used as part of your damage deposit if your credit check is successful. To enable us to proceed with your credit check we require full names, email addresses and mobile numbers for all persons wishing to rent the property sending this information to hello@steerpropertyservices.co.uk
or mobile messaging to 07810633030. We will then input this into TenantVerify, the company we use for credit checks, who will then send you an email with a link to complete their online application form.
As part of the credit check, TenantVerify will want details of your current landlord if you rent and a contact at the company you are employed at (if you are not self-employed).
Once they have undertaken the credit check, we will be informed of a pass, fail or pass with guarantor. If your credit check comes back as pass with guarantor we will need you to provide the details of someone who will be happy to complete our guarantor form and is happy to provide financial support to yourself.
Once we have reviewed the credit check and are happy to proceed we will send you our Assured Shorthold Tenancy Agreement via signable (electronic signing application) for you to review and sign. This will also have two other documents to sign.

The second is the Deposit Protection Service prescribed information form containing information regarding your deposit for you to read and sign. Again this is a government requirement to use a government approved damage deposit service.
Prior to your move in date we require your damage deposit amount to be paid (first month amount minus ‘holding deposit’ already paid). You also need to pay the first month’s rent.
